Caribbean Flair with a Texas Twang
Until you hear a pleasant “Good mornin’ y’all” from a friendly neighbor, you might think you are living an exotic West Indies dream. But passports aren’t required for the beachfront paradise known as Tortuga Dunes, on the southern end of Mustang Island, just a short drive from downtown Corpus Christi, Texas.
When its 140-plus homes, town homes, and condos are completed, Tortuga Dunes will be the ultimate residential community on the Texas coast. Located amid lush tropical landscapes and golden beaches, this gated, ultra-luxury master-planned development will boast the distinctive architecture reminiscent of Caribbean villages.
Residents can enjoy the privacy of their Caribbean-style villas, or engage in recreational and entertainment features including swimming pools, green areas, walking trails, parks—and a private boardwalk down to the warm waters of the Gulf of Mexico.
“The concept: establish a luxury beachfront village with a Caribbean flavor, requiring only the very best designs and materials to achieve a simple, yet rich environment,” says Cissy Beasley, director of sales.
“Our architect’s pattern book calls for homes with stucco exteriors, tile roofs, tall windows, and open and expansive porches and decks, all built slab on grade.”
Tortuga Dunes encompasses a 70-acre wetlands area that will not only be the focus of a conservation program, but will buffer the community from the activity of nearby Texas Highway 361.
“After successful completion of several months of dune work, construction on Phase I is ongoing now and will continue through the summer of 2008,” Beasley says.
Three products are being offered in Phase I of the development. Single family home sites are priced from $250,000 to $750,000; 10 luxury town homes start around $600,000; and model homes are priced in the $1 to $2-million range.
About 30% of the Phase I home sites are now reserved, and only three beachfront lots remain. Lots may be reserved with a reservation agreement and accompanying $5,000 fully refundable reservation fee.
Lot dimensions range from 50 x 100 feet, to 60 x 120 feet. Homes should range from 2,400 to 4,000 square feet, depending on location, and can be two or three stories.
“Tortuga Dunes lends itself to a diversity of owners,” Beasley says. “We expect about a third to be full-time residents. And, with a major component of our swim facility comprising a kids’ pool, Tortuga Dunes is very much designed for families with children.”
With Corpus Christi and Port Aransas both nearby, golf, tennis, sport fishing and boating, the arts, fine dining, all sorts of shopping, and myriad professional services can be found within 30 minutes of the community.”
One reservation holder has been tracking the development’s progress over the past year and reserved a lot over the phone, sight unseen.
The community is within 30 minutes of Corpus Christi International Airport, about 15 minutes from the Mustang Beach Airport, and only 15 minutes from Port Aransas and the new Arnold Palmer signature golf course.

Interested buyers win the grand prize giveaway
Tortuga Dunes awarded a 7-day Western Caribbean cruise for two to Lisa and Steve McCombs of San Antonio.
After visiting the Tortuga Dunes booth at the Corpus Christi International Boat Show last summer, the McCombs participated in a drawing for prizes including the grand reward giveaway of a Royal Caribbean cruise on the Voyager of the Seas.
Heading out of Galveston on December 14, 2008, The 7-night Western Caribbean cruise will take the McCombs to Cozumel, Mexico; Roatan, Honduras; Costa Maya, Mexico; Yucatan (Progreso), Mexico; and back to Galveston.

Padre Island Developer Approved to Start Building
Tortuga Dunes will start subdivision before finishing sewer lift station
CORPUS CHRISTI — February 19th, 2008 Developers of a resort subdivision planned on Padre Island received approval to start building before finishing a sewer lift station.
That move needed city approval because it doesn’t follow usual protocol - that the lift station and other utilities are complete before subdivision construction starts.
The subdivision, Tortuga Dunes, calls for about 100 homes near Zahn Road and State Highway 361.
Speaking for the Tortuga Dunes developers, David Underbrink of Naismith Engineering said the lift station could take up to two years to finish. The plan calls to start construction on both the subdivision and the lift station at the same time, he said.
The agreement approved Tuesday allows developers to temporarily tap into a city water line while building model homes, some common areas, including swimming pools, bath houses, decks and dune walkover and a sales center. Developers must set up temporary wastewater services and pay for the city water used.
The subdivision plans call for moving some sand dunes, which provide essential natural protection from storms and erosion.
How sand dunes are moved and replaced during development falls under the county’s jurisdiction, but City Councilman Michael McCutchon asked several questions regarding this.
His brother serves as chairman of the county group that oversees dune changes.
Michael McCutchon said the project was an exemplary example of how stormwater should be handled to prevent erosion in a sensitive environment. He also expected the moving and replacement of dunes to turn out well.
“Right now it looks like a strip mining operation, but when it’s done it’s going to look like a dune ridge that protects the property,” he said.
