A: When completed, Tortuga Dunes will be a master-planned Texas beachfront community following a Caribbean/West Indies village theme. There will be approximately 140 single-family homes, some condos and townhomes, and amenities including swimming pools, parks, green spaces, and a private boardwalk to the beach.

A: The Caribbean themed luxury development is located on Mustang Island, a Texas beach on the Gulf of Mexico, about 30 minutes from downtown Corpus Christi. We’re also about 15 minutes from the quaint beach village of Port Aransas, with a new Arnold Palmer Signature Golf Course between Port A and Tortuga Dunes.

A: Yes, there are two. Corpus Christi International Airport (CRP) is about 20 minutes away, and Mustang Beach Airport is about a 10 minute drive.

A: From the Corpus Christi Convention & Visitors Bureau web site:

  • Corpus Christi is the 8th largest city in Texas with an estimated population of 277,454.
  • The average high temperature in July and August is 93 degrees.
  • The average high temperature in January is 65 degrees.
  • Approximately 5 million people visit the Corpus Christi MSA every year.
  • In 2003 and 2004, Corpus Christi was declared the “Birdiest City” in the nation with more individual species counted than any other city.
    THIS JUST IN! Corpus Christi has again been named the “Birdiest City” in the nation for 2007 based on reports from the National Audubon Society! Corpus Christi placed first in the Large Coastal City division with 240 species seen in the city limits and 254 in Nueces County.
  • The Corpus Christi area has over 113 miles of Gulf Coast beaches; visitors to Corpus Christi have access to nearly 70 miles of beachfront on Padre and Mustang islands.
  • According to the U.S. Army Corps of Engineers, the Port of Corpus Christi is the 5th largest port in the United States by tonnage shipped.
  • Corpus Christi hosts the U.S. Open Windsurfing and Kiteboarding Regatta, as well as the new Texas International Boat Show, featuring in-water yachts and boats of all sizes.
  • Corpus Christi is home to the official state aquarium of Texas.

Essentially, Corpus Christi, the “Sparkling City by the Sea” is just big enough to offer a variety professional services and retail opportunities to residents and visitors, yet small enough to feel like home.

Q: What is at the Tortuga Dunes location? | BACK TO TOP

A: As of January 2008, construction on Phase I is beginning, and within the next four to six months we should see a lot of progress on Phase I - home sites, three spec homes, townhomes, our swim club and other amenities, streets, utilities, etc.

Q: How much are the lots? | BACK TO TOP

A. Pre-construction pricing on home sites ranges from $250,000 to $750,000 depending on location and lot size. To request a price list, click here.*

Q: Can I buy a lot right now? | BACK TO TOP

A: Not yet; however, based on national demand we are strongly encouraging anyone with an interest in owning part of this fabulous community to reserve a home site.

So far, we’ve had inquiries from prospective buyers from 42 of the 50 states, and most of our beachfront lots are already reserved. It is important to act quickly!

Q: How do I reserve a lot? | BACK TO TOP

A: Contact our Sales Director, Cissy Beasley, for a reservation agreement and for more information about the simple, non-binding reservation process. She will explain the process and send you a reservation agreement (or click here to download one).

Reserving a lot protects your lot selection but does not obligate you to purchase.

A: We will reserve your lot for a $1,000 fully-refundable reservation fee.*

Q: Can I visit Tortuga Dunes? | BACK TO TOP

A: Yes, our Welcome Center is open daily, 10 am to 5 pm. If you plan to be in the area, call Cissy at 361-876-3626 to arrange an appointment. We’d love to see you!

Q: How old is this property and/or when is construction to start? | BACK TO TOP

A: After successful completion of several months of dune work, construction on Phase I is ongoing now and will continue through the summer. This includes community streets and underground utilities, as well as beginning work on three model homes – two beachfront and one interior.

Q: What amenities set Tortuga Dunes apart? | BACK TO TOP

A:Tortuga Dunes is distinguished in its concept, style and execution to create a master-planned community with quality and value to endure for years and generations to come.

The concept: establish a luxury beachfront village with a Caribbean flavor, requiring only the very best designs and materials to achieve a simple yet rich environment. Our architect’s pattern book calls for homes with stucco exteriors, tile roofs, tall windows, open and expansive porches and decks, all built slab on grade.

Tortuga Dunes will be gated, offering beach access via a private boardwalk. Community amenities include a fabulous swim facility, parks and walking trails, and the entire Tortuga Dunes plan is centered around a 70-acre wetlands area that will not only be the focus of a conservation program, but serves to buffer the community from the activity of HWY 361. In fact, Tortuga Dunes is surrounded by park lands and wetlands providing seclusion, yet is conveniently located within a short drive of Corpus Christi.

Q: Is Tortuga Dunes close to a city, shopping, and cultural centers? Or is it meant to be tranquil and away?  Family-oriented?  Is this a retirement or vacation-second home concept, or both? | BACK TO TOP

A: Tortuga Dunes lends itself to a diversity of owners. We expect about a third to be full-time residents. And, with a major component of our swim facility comprising a kids’ pool, Tortuga Dunes is very much designed for families with children, as well as for retirees and owners who wish to enjoy Tortuga Dunes as a second or vacation home. With Corpus Christi and Port Aransas both nearby, golf, tennis, sport fishing and boating, the arts, fine dining, all sorts of shopping, and myriad professional services can all be found within 30 minutes of the community.

Q: What are the sizes of lots available, or range of sq footage of the homes being built? | BACK TO TOP

A: In general, lot dimensions range from 50’ x 100’ to 60’ x 120’. Homes must be a minimum of 2,400 sq. ft. to a maximum of 4,000 sq. ft., depending on location. Also depending on location, homes can be two or three stories tall.

A:Impacting the viability of Tortuga Dunes as an investment are the two classic economic forces, supply and demand.

As for supply, of the nearly 372 miles of Gulf shorefront stretching from Port Arthur to Brownsville, only 6.5 percent is available for development. Three quarters of Texas shoreline is allocated to parks, refuges or otherwise protected land that cannot be developed, and about 15 percent is already developed, leaving small parcels like that occupied by Tortuga Dunes. And, of the development currently in progress, Tortuga Dunes has distinguished itself as the rare project that is doing just about everything right.

In terms of demand, according to the National Association of Realtors® Profile of Second-Home Owners, two-thirds of these owners want to be close to an ocean, river or lake. Considering that Tortuga Dunes has drawn nearly 1,000 inquiries from people in 42 of the 50 states and two Canadian provinces, demand for waterfront – and for the quality proposition inherent in Tortuga Dunes – is strong.
